HOUSE PLAN is a document that contains drawings, measurements and details prepared professionally to guide the builder to build the house exactly as designed by the architect. A House plan is used to prepare construction cost estimates and is a guide during negotiations and discussions in your construction. It is a required document by the Government for different procedures like application for building permit; It is also a needed document during application for a mortgage loan in your bank. When you get the house plan of your dream house, you will start to experience the strong passion and the inner motivation that push you to start carrying out your project, especially when you will be looking at the rendered pictures of the house.

 

House Plan Pages and Their Uses

 

  1. Site plan – drawings used to set the building at the right place on the plot at the beginning of the construction (how many meters from left, right, front, rear… should the building be on your plot). It also shows where should wastewater tanks to be installed
  2. Foundation plans – drawings used to build the foundation by showing dimensions of foundation trenches, plinth wall, columns etc. 
  3. Floor plans – drawings that will guide your builder on what, how and where to install walls, columns, windows, doors… in the building
  4. Furniture layouts – layout drawings that show one of the best ways to arrange your furniture in the building; they also show the spatial relationship between furniture and the room which will help you to understand the size of the room
  5. Sections – drawings that shows dimensions and details of the interior layers of the building when you cut the building from top to the bottom; they show details about the foundation, walls, lintel, beams, veranda, slabs, windows, doors, floor, under the floor, plaster, trusses, roof…
  6. Front elevations – drawings that show details and look of the building at the front side
  7. Rear elevations – drawings that show details and look of the building at the rear side
  8. Right side elevations – drawings that show details and look of the building at the right-hand side
  9. Left side elevations – drawings that show details and look of the building at the left-hand side
  10. Roof plans – drawings that show how the roof has to be and will guide your builder during roofing
  11. Wastewater drawings – drawings that show details and dimensions of wastewater components like chambers, septic tanks, soak away pit…
  12. Door and window schedules – tables or drawings that show numbers, sizes and details of windows and doors in the building; you can start to manufacture doors and windows even before the beginning of your construction by using these drawings or tables

  11. It helps to start buying some of the building materials early
  12. It is a guiding document during hiring and negotiation with your builder

PREPARATION

  1. Get a house plan that suit you well, fits well your plot and which you can afford in construction
  2. Purchase your house plan which has been prepared professionally from www.makazi.network wherever you are in the World and in Africa. Get all documents necessary for your construction
  3. Get the building permit from your local municipal government
  4. You can start construction after getting a building permit from your local municipal government
  5. Make a commitment from the beginning to build your house according to professional standards, using required experts and also following the house plan documents
  6. Make sure you keep well your receipts for purchases; record expenses and purchases; record construction schedules in a notebook or special file so as you can have a document to come to review what was done during future inspections on your site
  7. Normally, these are construction procedures to follow in many locations in Africa when you are building a residential house; Even though they can change depending on the type and style of the house, location and local government bylaws, so communicate with your local expert for more assistance

 

FOUNDATION CONSTRUCTION

  1. Clean the part of the plot where you will put the house on by removing all rubbishes, plants, decays and compost soil
  2. Do the setting out of the house by ensuring the house is at the right place from left, right, front, rear and orientation by following site and foundation plan documents
  3. Excavate the foundation by following section and foundation plan documents; communicate with your designer, structural and site engineers so as you can advise each other concerning the conditions of the site. Pay attention to the clay soil and water table at your site.
  4. Fumigate the foundation trenches to control pests like termite
  5. Pour well concrete in trenches of foundation by following section and foundation plan documents
  6. After the concrete has set well, you can start to build plinth walls by following foundation plans and sections documents
  7. Remember to put footings of columns by following foundation plans, floor plans and sections documents
  8. Fill and compact well the soil within rooms of the foundation
  9. Put and arrange hardcore (stones) on top of compacted soil so as to ensure the floor is strong and also to break out the rise of water from the bottom to the floor by capillary action
  10. Fumigate again on the top of the hardcore to control pests like termite
  11. Put DPM (Damp Proof Membrane) on top of hardcore to cut out water from rising to the floor
  12. Pour well the concrete on top of the DPM of your foundation by following the section document and cure it until it has settled by the guidance of a structural engineer
  13. If it is necessary to put reinforcements(steel bars) in the footings and top of the plinth wall then just do it; remember to work close with your structural and geotechnical engineer

 

WALLS CONSTRUCTION

  1. Use foundation, floor plans and section documents to set out walls of your building well
  2. Put DPC (Damp Proof Course) at the bottom of walls before you start to build them to cut out capillary action of water in walls
  3. Build your walls well and put doors, windows, openings at required places by following floor plans, sections and elevations documents; make sure your walls are very straight and strong.
  4. Install columns as per floor plans, sections and elevations documents
  5. Install lintels and beams in your house as per floor plans and sections documents…
  6. Install verandahs, columns and concrete structures at appropriate standards.
  7. For the hidden roof, ensure you build all gutters and their downpipes well. Apply waterproofing at all necessary places; make sure all gutters and downpipes are not and will not leak in future, water doesn’t settle instead flow immediately to downpipes.
  8. If there are walls on top of lintel and beams, then remember to put them well and ensure the right heights are set as per foundation plans, floor plans and sections documents
  9. You can also decide to plaster your house in this stage if possible or you can plaster later after roofing depending on your construction type, budget and preferences
  10. You can also decide to install doors and windows frames and grills in this stage or do it later depending on your construction type, budget and preferences

 

ROOF CONSTRUCTION

  1. Depending on the type and style of the house, build the roof at its best and ensure it is attractive and is not leaking. The beauty of the house is carried by the roof as for a woman is her hair
  2. For a trussed roof, you can use timber or metal truss depending on the availability and design, but we will look at metal roofing sheets and timber trusses
  3. Prepare all required materials; make sure timber is well treated and store it at shedding. Prepare roofing sheets that are durable and the ones indicated in the house plans documents. Use nails or screws that are appropriate especially those with a rubber head
  4. Fix timbers as per roof plans and sections documents. Nails or screws should be fixed well at the right position without leaking or leaving holes that will leak water. Tie and fix your trusses with steel cords to the lintel/beam or according to the technical drawings provided so as to avoid it blown by the wind
  5. Carefully put your roofing sheets on the roof while ensuring they are neatly arranged and attached on the trusses well and aesthetically pleasing
  6. Install caps, facial boards, ventilators and other roofing components according to the house plan documents
  7. Next, move to the finishing stage 👍🏽

The service of hiring our builders is only available in East African countries only; For clients outside E.A, we have an Online Supervision Service (OSS) in which you will use your private builder and we will be guiding and supervising him online where we will be exchanging pictures, videos, documents… that we can ensure the work is done at the best. Online Supervision Service (OSS) can also be used by East African clients too.

All of our services require a client (or a client representative) to be at the site to oversee the work (work inspection, buying, taking care and storing materials); this helps to minimize the supervision costs provided that we are working with local builders and not professional contractors.

 

STEPS

  1. You will pay 5% of the labour fee so that a builder can prepare the required LIST OF MATERIALS on stage which you have selected to build; We will send the quotation within 24 hours after payments in your e-mail/WhatsApp
  2. After receiving the quotation start to prepare the required materials and also inform us when our builder should come to start work. (S/he will come within 3 days after you request him/her)
  3. You will be required to finish first 95% of the labour fee left so that the hired builder can come to your site
  4. A client will also be responsible for the provision of bus fare if your site is outside Dar es Salaam, Tanzania; Tariffs has been listed at the top form
  5. As the work progress at the site, we will continue to communicate with the builder and client to ensure the work is going well and at the best
  6. We will pay the builder per installment on sub-stages as s/he progress the work after you client has confirmed and satisfied what s/he has done
  7. For the work outside Dar es Salaam, Tanzania, a client will be required to prepare a decent bedroom which will be used by the builder and his/her team to sleep
  8. The client will not be responsible to provide a meal at the site, but the builder will handle it himself
  9. Builder will not be responsible in buying, taking care of and storing building materials, his/her responsibility at the site is only to build the house according to the drawings; Client will be responsible for buying, taking care of and storing materials
  10. The client will not be responsible for hiring construction machines unless stated before hiring the builder
  11. The client is responsible in hiring/buying formwork and scaffolds
  12. It is builder responsibility to do the work in best quality and also ensure discipline at the site and provided bedroom where s/he sleep

Shipping

Makazi uses different courier companies to ship physical products, depending on the intended destination. Dar es Salaam destinations are usually reached within 24 hours; Tanzania regions may need 3-7 days, while international destinations may need to wait typically up to 2 weeks.

Digital products like (PDF and DWGs) are usually emailed to you within 24 hours after we received your payment and the work is readily accomplished.

Refund Policy

Refunds

For some products like membership, site visitation, advice and follow-up services are strictly non-refundable in cash. However, these services may be exchanged for other services when genuinely needed; cash refunds are not available for them.

For other types of refunds, we offer the flexibility to return the funds, mostly to the payment mode you used during payments or on agreements. Refunds typically take around 24 hours and in some cases, it may take more days based on situations and methods. Certain refunds may incur charges.

If you haven’t received a refund after a week, please check your bank account, contact your credit card company, and then get in touch with your bank. If the issue persists, please contact us.

Cancellation / Return / Exchange Policy

Returns

We rarely offer refunds in many cases. It is important to note that no order will be refunded after the work has started to be implemented or delivery of either virtual, digital or physical products of membership, site visitation, building services, house plans, advice, follow-up services, digital files unless the wrong files or services have been delivered (i.e. plans with a different plan code from what had been ordered ).

It is therefore very important to make the correct decision regarding size, overall dimensions, the direction of entry, orientation, local regulations, preferences, subscriptions, workmanship etc. before making your order.

Products or services with exceptional refunds or returns or exchange policies are directly stated in the specific product main page.

We don’t exchange products or services once the work on them has started to be implemented intensively. Fill free to contact us for consideration on exceptional cases like membership, services, consultation excluding house plans.
